Preconstruction is where projects are won or lost.

Most project failures—budget overruns, schedule slippage, scope disputes—are rooted in decisions made (or deferred) before construction begins. Our preconstruction process is designed to eliminate that exposure for owners and developers.

Our project execution model is built around owner alignment, schedule accountability, and cost transparency. Every project is managed against defined systems—not intuition.

Cost Control & GMP Discipline

We operate against a locked GMP or approved budget. Change orders are documented, priced, and owner-approved before execution. We track costs weekly against the budget model and flag variance before it becomes a problem. No surprises at closeout.

Schedule Management

The project schedule is a living contract with the work. We maintain a 3-week lookahead updated weekly, a master schedule updated monthly, and hold weekly OAC meetings with documented action items. Schedule is earned—not reported.

Trade Coordination

Subcontractor performance is managed against scoped contracts with defined milestones. We conduct weekly foreman-level coordination meetings, enforce site rules, and maintain a submittal and RFI log that keeps the design team accountable to the construction schedule.

Owner Communication

Owners and developers receive weekly written project updates, monthly cost reports, and documented meeting minutes. Decision items are surfaced with full context and recommended paths forward—not just questions.

Quality Control

QC is not a punch list. We conduct in-progress inspections at critical phase gates—foundation, framing, rough MEP, insulation, drywall—and document findings before the next phase begins. Deficiencies are resolved, not deferred.

Closeout & Commissioning

Project closeout includes a coordinated punch process, certificate of occupancy coordination, as-built drawing collection, warranty documentation, O&M manuals, and a formal turnover package. Closeout is a deliverable, not an afterthought.

At what stage should we engage Iron Sparrow?

The earlier the better. We are most valuable when engaged during design development—before documents are complete—so that our budget, schedule, and constructability input can shape decisions while they're still low-cost to make. We can also engage at 100% CDs if preconstruction is complete.

Do you offer GMP contracts?

Yes. We structure GMP agreements with clearly defined scope, allowance schedules, and owner contingency structures. The GMP is a commitment—not an estimate. Change orders require written owner authorization before execution.

What is your geographic coverage?

We are headquartered in North Carolina and licensed in the Southeast. We build commercial and residential projects across the United States — wherever the right project and the right client take us.

How do you handle occupied renovation projects?

Occupied renovations require a detailed phasing plan, tenant communication protocol, and jobsite management standards that protect the client's operations. We develop these during preconstruction and execute against them with a dedicated site team.

What types of commercial projects do you pursue?

Tenant improvements, ground-up commercial builds, mixed-use renovations, medical office, light industrial, multifamily capital programs, and select retail and hospitality. We are project-type agnostic—our criteria is owner alignment and scope complexity where we add value.

Do you self-perform any trades?

We are a general contractor and construction manager. We self-perform general conditions, supervision, and select scope items. Subcontracted trades are procured through a competitive bid process with documented scope leveling and buy-out tracking.

What does your closeout process include?

Formal closeout includes a coordinated punch process, certificate of occupancy coordination, as-built drawing collection, warranty documentation, operations and maintenance manuals, and a written turnover package delivered to the owner. Closeout is a defined deliverable.

What is your minimum project size?

We focus on commercial construction, tenant improvement, and renovation scopes generally starting at $250,000. We do not pursue routine maintenance, repair calls, or small service work—those scopes are better served by Ark Facility Solutions, our facility maintenance platform. Our criteria is project complexity and owner alignment, not project type alone.
