Trade partners who hold schedule and quality.
Iron Sparrow Construction is a general contractor and construction manager that procures subcontracted trades through a competitive, documented bid process. We build long-term trade relationships on clear scope, fair bidding, and payment that follows the contract.
What we look for in trade partners.
Iron Sparrow is held accountable to owners for the performance of every trade on our projects — so our expectations of trade partners are explicit from the first bid invitation.
Valid contractor license in NC or SC where required for your trade and scope.
Active general liability and workers' compensation coverage with certificates available.
Recent commercial project references we can contact regarding scope, schedule, and quality.
A documented safety program and jobsite conduct aligned with OSHA requirements.
The crew, supervision, and financial capacity to hold schedule and quality on the scopes you bid.
How bidding and buy-out work.
When a project enters trade procurement, qualified partners from our bid list are invited to bid on defined scopes. No pay-to-play lists — ever.
Bids are leveled line-by-line so inclusions, exclusions, and qualifications are documented before award decisions are made.
Awarded scopes are tracked against the preconstruction budget, and subcontracts are issued with the full scope of conditions.
No additional work proceeds without written authorization. Change orders are documented, priced, and approved before execution.
Payment follows the subcontract terms — tied to progress, retainage, and lien releases, per the contract.
