How we manage occupied renovation projects.
Renovation in an occupied asset is a different discipline than new construction. It requires systems, not improvisation.
We develop a detailed phasing plan with the owner and property management team before a single crew arrives on site. Phase boundaries, notification protocols, and noise/vibration management are defined in advance.
We establish a written tenant communication protocol at project start—defining who gets notified, how far in advance, and through what channel. Tenant complaints escalated to ownership are a failure mode we eliminate by design.
Capital improvement budgets are tracked against actuals on a weekly basis. Change orders are documented and owner-approved before execution. Variance is flagged when it occurs—not at closeout.
For occupied properties, we define maximum disruption windows with the owner—hours for loud work, dust control protocols, and temporary separation requirements. These are contractual commitments, not informal agreements.
Multiple trades working in occupied environments require precise coordination. We run weekly foreman-level meetings and maintain a sequencing matrix that prevents conflicts between active work zones and occupied areas.
Every renovation closes with a coordinated punch process, as-built drawing collection, warranty documentation, and a formal turnover package delivered to ownership and property management.
