Owner Alignment Principle

Iron Sparrow operates with a contractor's license and an owner's mindset. We are part of the Megas Holdings platform—a real estate investment and development company. We understand what owners need from their contractor because we are owners ourselves. Every system, report, and communication protocol in our delivery model is designed from the ownership side of the table.

Owner Reporting

Owner reporting is not optional or effort-dependent. These are standard deliverables on every project we execute.

Weekly OAC Meeting
Every week

Structured agenda. Documented minutes. Assigned action items with owners and due dates. Distributed within 24 hours.

3-Week Lookahead
Updated weekly

Rolling three-week schedule updated at each OAC meeting. Trade superintendents are held to the lookahead—not the master schedule alone.

Monthly Cost Report
Every month

Budget-to-actual tracking with line-item variance explanations, pending change order log, and cash flow projection through project completion.

Change Order Log
Continuous

All potential change orders are logged, scoped, priced, and presented to the owner before execution. No work proceeds without written authorization.

Submittal & RFI Log
Continuous

All submittals and RFIs are tracked in a live log shared with the owner and design team. Outstanding items are escalated weekly at OAC.

QC Inspection Reports
At each phase gate

Written inspection findings distributed to the owner at each phase gate. Deficiency resolution is confirmed before the next phase proceeds.

Iron Sparrow Construction manages construction, renovation, and capital improvement scopes. Ongoing facility maintenance, repair calls, and operations management are provided by Ark Facility Solutions—our sister platform within the Megas Holdings ecosystem.

Iron Sparrow Construction's primary market is North Carolina and the greater Southeast — where we've built relationships with owners, developers, subcontractors, and municipalities that directly benefit our clients' projects.

But construction has always followed capital. And capital doesn't stay in one place.

We regularly partner with developers, investors, and institutional owners on projects outside North Carolina — particularly in markets where clients want a construction partner who brings the same standards, systems, and accountability they'd expect at home. Our preconstruction process, subcontractor vetting protocols, and project management framework are portable by design.
